One of my favorite activities each month is putting together my list of gratitudes and shout outs.  It is even more fun as we approach the holidays and Thanksgiving as there are so many people and things to be thankful for.




Larry and Sharon - Congrats on your successful sale of your Corvallis investment.  It was a great home and I am glad we were able to get it done for you in a rather quick amount of time.





Tom and Carol - I sure appreciate you and our new friendship.
Thanks for having me involved not only in the sale of your Corvallis 4-plex, but in the 1031 purchase of your new investment. Congrats!





Vesna and Vukman - You did it!!!  Congrats on finding that perfect home for you and your sons.  It took a while – but it happened!!





Jim and Dorothy - THANKS for having me on your team as we worked towards a successful sale on Cascade.  So happy it happened so quickly while you were traveling.  I look forward to helping you on your other properties also.







A very special shout out this month to all of those people who participate in our communities on the government level and just finished the elections.  You deserve big time kudos.  What a long and tough process to donate your time to make a difference.  Thanks for your giving nature!

Stupid Things Landlords Do - Upcoming Class!

is Calling all landlords!

Want to avoid getting in the local paper, get charged large fines, or even end up in jail?  This has happened to landlords who found themselves in difficult situations and did the wrong things. It has also happened to landlords who thought what they were doing was "legal", only it was not.  This workshop will cover some of the "Stupid Things" landlords have done to get themselves in trouble. We will discuss how to avoid these situations and ways to remedy it once a mistake has been made You are encouraged to bring your own real life examples to share.

A Successful Purchase!


Lee helped another family recently relocate to Corvallis! 
Read on to hear their success in finding just the right home!



How did you meet Lee?
Lee was highly recommended at the time by a prospective employer. We were asked if we wanted to be connected to a local Realtor. The search, interview, and vetting process at this particular office was one that took almost a year from the actual hire date. On the first of many face to face interviews, Lee had set up a tour of Corvallis for us. This was about 8 months before actually moving here and with no guarantee of landing the job. When we got to our hotel we had a welcome basket that Lee had left us and on our last day after all the interviews were finished Lee took us around the town and neighboring areas. He gave us great information on the city, schools, community, Oregon itself, and information relating to the housing market in the area. I was rather impressed that he knew so much and so many people related to Corvallis and that he was probably doing all of this on his own time.


What were you most excited about when buying your home?
We were looking forward to a great job and moving out of the big city to a small town in Oregon.  It was a great opportunity to imagine our kids growing up here and choosing a neighborhood and home with lots of play space.


What lessons have you learned from this process?
The housing in Corvallis is unique. Not only is there a certain time to sell and buy but the homes are all special in their own way. I found that is was actually pretty challenging to really find what you want.


What advice would you give to a friend who was buying a home, having recently gone through the process yourself?
If you have the time, patience is always good. Take into account what your plans for the future include e.g., kids, grandparents, living at the home for more than 15-20 years or less than 5. Also in this case, use Lee; not only is he the best Realtor but when your roof starts to leak or it's time for a remodel, he has a plethora of resources. It could be someone at the city related to permits, a builder, landscape guy, or if you want to become involved with the community, he knows how to connect you.


What were some of your needs when buying?
At the time, we had a newborn and preschooler, so schools were important. Most of Corvallis is kid friendly but everyone has their interpretation of what makes a good neighborhood for their kids. At the age our kids were, we needed to have a place that was pretty much move in ready and in a neighborhood with less traffic, near a park, and bike paths.


How did Lee help with these needs?
The market in Corvallis can be challenging and to add to that we were on a very tight timeline. Being out of state, I only had a few opportunities to actually see properties. When I did make it to town, Lee had a schedule that had us seeing 15+ houses in just a day and a half. When I was back home Lee was sending e-mails, text messages, pictures, videos, and basically any media he could get his hands on to help. He went as far as walking through a house with a video camera strapped to his head for us. He was running all over the city for information related to permits and property boundaries. When it came time to put offers in, because of our situation everything was done remotely. As my current position did not allow me to take off any more time, Lee handled all the aspects of closing. Getting the house in order, there was some HVAC work that was in question with the previous service company that he took care off. He also took care of inspections, walk through, and even locked the place up and held the keys until we were finally able to get into town. Lee did so much for us and still does.



What do you and your family do for fun?
A few of the reasons for moving to Oregon was to have a slower, more community based life, breathe clean air and enjoy the outdoors more. So far Corvallis does not disappoint. One last point, as I said Lee is well connected so by the time I arrived, I had a network of outdoor people waiting for me to join them!

Furniture Share Needs Your Help!


Furniture Share is a volunteer based non-profit 501(c)(3) agency that collects and redistributes donated furniture and household items to underprivileged populations at no cost within Benton, Linn and surrounding Counties. Furniture Share helps to serve our two fold mission to protect our environment by keeping reusable furniture out of the landfill.

Your donations of gently used furniture are redistributed directly to individuals and families within the Benton, Linn and surrounding County communities. Furniture Share relies solely on community donations and volunteerism to get the job done. We value preserving the dignity of clients and providing services in a timely and cost effective manner that honors the donors who keep our doors open.


As of October 1, 2014 Furniture Share has 103 kids on the wait list for a bed and on average receives 30-40 requests a week for beds. 

During the month of September we provided 109 kids with a bed of their very own. Every donation of $40 will help us provide a bed to a child in need. Can you help?

Please pass this along to others so we can get these 103 kids a bed of their own to sleep on.

We’re looking forward to some fun stuff this week. Tonight we’ve got a talk at the Corvallis Public Library about the future of health care, and Wednesday is Lotions and Potions, a ladies’ night out event with Second Street Chic. The reception for Vistas and Vineyards is also Wednesday evening.

Three Below is at the Majestic Theatre on Thursday, and the Emerald City Jazz Kings have a show on Friday at the LaSells Stewart Center.

The Nomadic Theatre Circus is performing “Science Circus: the Physics of Fun” on Saturday, and in the afternoon, you’ve got a chance to meet authors Travis Mossotti and Kerry James Evans. John McCutcheon is in concert Saturday evening, and the 24th Annual Great Pumpkin Run is coming up Sunday!

Gratitude is an amazing thing.  Each day I awake, roll over and hug my wonderwife and start my day with gratitude.  Once a month I get to send out my official “Shout-Outs” as my gratitude to my friends, family and the amazing people I get to help accomplish their real estate goals.

Corvallis-Albany Farmers' Market


The fall is always such an amazing time for harvest! It is one of my favorite things to watch all the pumpkins get bigger and bigger and then to tromp through the mud to pick the perfect pumpkin for carving! It is also my favorite time to stop by the Farmers' Market for all the fresh peppers, apples, and squash. The Corvallis-Albany Farmers' Markets are open throughout the Summer and well into the Fall. Read on for the details!

Bill Humphreys, Jr., a lifelong Oregonian, is a Vice President and the Main Office Manager for Citizens Bank in Corvallis. He has been a Senior Commercial Loan Officer and member of the Bank’s Management Loan Committee since 1999.

Bill has previous banking experience with Columbia River Bank in the Columbia River Gorge and Central Oregon markets, as well as with Centennial Bank in the Eugene area.  Bill attended the Graduate School of Banking at the University of Wisconsin after getting his Bachelor of Science Degree in Finance & Management from the University of Oregon.

Corvallis Housing Survey Results

Many of you possibly took part in the recent survey regarding housing in and around Corvallis. For those of you who enjoy wading through pages and pages of data here is the link to the complete survey report. The official results are not completed yet but below is a recap of some interesting findings. Again, these are not official conclusions, only observations from a fellow survey participant. :) Stay tuned for official results from the Survey Committee and for the compilation of open-ended responses.



Purpose of the Corvallis Housing Survey:

"The City of Corvallis recognizes both the need to both understand local housing markets and housing need as well as implementing strategies to address the housing needs of Corvallis residents. Like many Oregon cities, Corvallis has found meeting the housing needs of all of its residents to be challenging. For a variety of reasons, Corvallis has higher housing costs than neighboring cities in the Willamette Valley. The characteristics of Corvallis’ housing market are different from other cities in the Willamette Valley. A few basic indicators of Corvallis’ housing market with other Willamette Valley cities underscore the key differences:

  1. Corvallis has more rental and more multifamily units. Corvallis’ housing is much more likely to be renter-occupied, even when compared to Eugene. Corvallis has a much larger share of multifamily dwellings than other cities.
  2. Corvallis’ housing is less affordable. The median sales price for single-family housing is substantially higher than other cities, except for Eugene, where average sales prices are somewhat lower than Corvallis’. The ratio of median sales price to median household income is higher in Corvallis than other cities, with sales prices more than six times household income.
The [survey] questions build from the assumption that there is a need to better balance housing supply with housing demand. [Results show that] nearly twice as many people commute to Corvallis to work as live in Corvallis and work elsewhere. The inflow/outflow of workers and residents is commonly referred to in the planning literature as “jobs-housing balance.” The factors that lead to jobs-housing imbalances are many. A core objective of this study is to better understand the characteristics of the 18,000+ individuals who commute to work in Corvallis that live outside the Corvallis city limit. In summary, the central question addressed in this survey was “Why do Corvallis workers choose to live in other places?”"


Charts and Summaries:

Some things to note before looking at the data...

  1. The data shows housing preferences for survey respondents who work in Corvallis but choose to live outside of Corvallis.
  2. The result conclusions focus on respondents who live outside of Corvallis, however it presents results of respondents living inside of Corvallis to provide context for the results.
  3. 49% of respondents live within the Corvallis city limits and 50% of respondents live outside of the Corvallis city limits. 1% were uncertain. 
  4. Because a non-probability sampling method (for more information on this type of sampling check out wikipedia) was used, the results presented are for the sample only and should not be inferred to be representative of the entire population. 
  5. The sample size (1,681) is about 9% of the 18,476 individuals who work in Corvallis and live elsewhere.

















Top Take-Aways:

  • Although housing costs are similar - only about a $100 difference not including utilities - of respondents within and outside of Corvallis, the size of homes outside of Corvallis are very different. In general residents outside of Corvallis tend to have more bedrooms, bathrooms, and square footage than residents in Corvallis. Meaning that for the same price they are getting more. It's not that residents are particularly looking to lower overall costs of housing by living outside of Corvallis but they want to get more for their investment. See exhibits 6, 7, 11, 12, and 13 above.
  • The top reasons for living outside of Corvallis include: wanted more affordable housing, rural setting, wanted to own versus rent, good place to raise children, and wanted a larger home. Two of the top 5 reasons for choosing a current location to live had to do with home size or affordability which is directly related. Therefore the baseline cost of housing is not an issue but rather the cost per square foot is higher in Corvallis and not as desirable as other areas. See exhibit 15 above.
  • "The U.S. Department of Housing and Urban Services (HUD) estimates that the median family income (MFI) for Benton County in 2014 is $69,400. Using standard estimates of housing affordability, a household earning the MFI could afford to pay about $1,735 for housing per month or a house costing about $210,000. The median sales price for housing in Corvallis is nearly $270,000 in 2014. (based on median prices on Zillow). The median housing costs for survey respondents who rented and lived inside Corvallis was $1,150, including rent and utilities. According to the American Community Survey, the median rent in Corvallis is about $790." Corvallis is less affordable than surrounding communities. To be able to buy/rent an average home in Corvallis, assuming the family does not spend more than 30% of their gross income on housing costs, the resident more than likely will need to make more than the median family income for Benton County, thus making buying/renting a residence in Corvallis difficult for those who make the MFI or less.  See exhibits 24 and 25 above.
  • Homeowners outside of Corvallis living in larger homes are more likely to be able to afford housing costs in Corvallis but it seems that they feel they will be making sacrifices on preferred location within the city, higher tax costs, and suitable condition of properties to get something comparably priced. See exhibit 40 above
